The Realtors Association of Maui (RAM) released its official May 2010 statistics for the Maui real estate market.  Below is a brief recap of relevant information and an analysis of the state of the market (and potential future).

Maui Single Family Home Sales

In May 2010 there were 81 closed transactions for Single Family Residences, down from 90 in April 2010, and up 60 May 2009.  The median price was $442,ooo, down from $482,500 a year ago to date.  Days on Market (DOM) was 132 days, which reflects an inventory that is being absorbed quickly (days on market includes the escrow period, which can range from 30-60 days).

Maui Condo Sales

In May 2010 there were 104 units sold, down from 152 in April 2010 (which was in large part due to the Honua Kai effect), but significantly increased from 52 in May 2009.   Median price was $412,500 up from $399,000 a year ago to date.  Days on Market (DOM) was 192, but keep in mind that this include many short sale transactions which can typically take over 6 months to complete.

Maui Land Sales

In May 2010 there were 16 closed transactions for Maui land, up from 15 the previous month, and dramatically increased from 8 a year ago.  Median price was $ 547,500, up from $540,000 the previous month, but decreased from $665,000 a year ago.  Days on Market (DOM) indicator was 200 days, down from 230 the previous month.

Maui Real Estate Analysis

Our market is experiencing the beginning of what will hopefully be a permanent upward trend.  Of particular note were the sales in the Maui luxury sector, including a record-high for a Maui condo this past month ($12.5M for a Wailea Beach Villa).  Buyers need to be mindful of interest rates slowly increasing from their record lows, as that will decrease the overall purchasing power.  And sellers must keep in mind that they are competing with below-market priced distressed properties (REO’s/Short Sales).  Potential sellers must price accordingly, offer better condition, and be represented by qualified Realtors.  For further information or to discuss how this affects your specific property, contact us.

With the Maui Film Festival commencing in Wailea on June 16, we thought we would  bring attention to what this event actually brings to the community in terms of overall value.  For many people, Maui is a tropical haven to vacation in and retire someday in the very distant future.  But there is a plethora of reasons why living in Maui is the perfect choice.
